Germany’s capital, Berlin, is by far the biggest city in the country. Berlin’s economic weight is determined by its political significance as the capital of the largest country in Western Europe, with a population of 80 million. Although Berlin has below-average purchasing power and centrality, it is nevertheless one of the most popular places in Germany for national and international retailers. According to the GfK market research institute, Berlin’s retail sales amounted to approximately 16.57 billion euros in 2010.

MSC 03 is situated on the six-lane Holzmarktstraße in the direct vicinity of Alexanderplatz in the district of Berlin-Mitte. Alexanderplatz has become one of Berlin’s prime retail locations in the course of the past ten years. The site measuring more than 3,000 square meters offers favorable infra-structure conditions, with an optimal link for private transport and also excellent local public transport connections.

The site has a daily traffic volume of 37,200 vehicles. The ratio of residential to commercial properties nearby is 50:50. The Multi Service Center can be said to have prime visibility, serving more than 560,000 residents within a radius of approximately four kilometers. The site has building permission for further expansion, if required, including a 30-story office tower.
