With its population of around 214,000, the historic Hanseatic City of Lübeck is one of the largest towns in northern Germany. It is also just 60 kilometers away from Hamburg. As one of Schleswig-Holstein’s regional centers, it has a large catchment area, with the heart of Lübeck in particular also benefiting from its tourist appeal. According to GfK, retail sales totaled approximately 1.5 billion euros in 2016. The city has a positive population trend and boasts an above-average increase in the number of employees paying social insurance. This figure has risen by more than 17 percent in the past ten years according to the Federal Employment Agency.

The site at Geniner Straße 137 spans some 30,500 square meters and is very close to the center of Lübeck, which is just 800 meters away. Geniner Straße is a four-lane main street with a frequency of approximately 38,000 vehicles a day. The clearly visible site already has a Star gas station, a pitstop car repair shop, a McDonald’s, a Hammer home textiles store, and a bakery. There are plans to add a car wash, car services, specialist stores, a gym, a hotel, and storage facilities.

The Multi Service Center has excellent infrastructure connections and serves some 214,420 residents within a four-kilometer radius. There are residential and commercial properties in the surrounding area in a ratio of 10:90.
